If you've been wondering what's really happening in the Bend real estate market right now, you're not alone.

The short answer?

The market is stabilizing—and that's creating opportunities.

According to the latest , Bend is no longer in the fast-paced frenzy we saw a few years ago, but it's also far from slowing down. Instead, we're seeing a more balanced, strategic market take shape.

Bend Market Snapshot – March 2026

Here's what the most recent data shows:

  • Median Home Price: ~$725,000
  • Active Listings: 359 homes
  • Homes Sold (12 months): 1,735
  • Inventory: 2.5 months
  • Days on Market: ~62 days

What This Means for the Bend Market

Prices Are Holding Steady

Home values are staying consistent in the low-to-mid $700s. We're not seeing dramatic increases or drops—just steady pricing.

This is a sign of a healthy, stabilizing market.

Inventory Is Still Tight

At 2.5 months of inventory, Bend is still technically leaning toward a seller's market.

But it feels different than before.

Buyers are more cautious, and homes are taking longer to sell, which creates a more balanced experience overall.

Homes Are Taking Longer to Sell

With homes averaging around 62 days on market, we're clearly out of the "instant offer" phase.

Today's market rewards:

  • Smart pricing
  • Strong presentation
  • Strategic marketing

Where the Market Is Most Active

The majority of activity is happening between:

? $600,000 – $800,000

This is where we're seeing the most buyer demand, especially from relocation clients moving into Bend.

What This Means for Buyers

Buyers today have something they haven't had in years:

✔ More negotiating power
✔ More time to make decisions
✔ More options to choose from

However, well-priced homes are still moving quickly—especially in desirable areas like Northwest Bend.

What This Means for Sellers

Sellers can absolutely succeed in today's market—but strategy is everything.

What's working right now:

  • Pricing correctly from the start
  • High-quality marketing and presentation
  • Understanding current buyer expectations

What's not working:

  • Overpricing
  • Minimal marketing
  • Waiting for the market to "heat back up"

My Take on the Market

Right now, Bend is in a really interesting position.

It's not a buyer's market
It's not the extreme seller's market we saw before

It's a window of opportunity for both sides.

And those who understand the market—and act strategically—are the ones winning.

Thinking About Buying or Selling in Bend?

Whether you're relocating or planning your next move locally, having a clear strategy makes all the difference.

If you're curious what this market means for you specifically, I'm always happy to help.

PRO TIP

Most buyers think spring is the best time to jump in—but in a market like this, timing matters less than strategy.

The right home, priced correctly, will always attract attention—no matter the season.
