Homes are taking longer to sell, and buyers have more negotiating power than they did two years ago.
What that means for sellers: pricing accurately from day one matters more than ever. Overpriced homes are sitting. Well-priced homes are still moving.
What Actually Determines Your Home's Value Right Now
A few things drive value in today's Bend market more than anything else:
Location within Bend matters a lot. Northwest Bend and westside neighborhoods continue to command premium prices. Southeast Bend offers more value for buyers, which means more competition in that price range.
Condition is everything. Buyers in 2026 are pickier. Updated kitchens, clean finishes, and move-in ready homes are selling. Deferred maintenance is getting flagged in inspections and priced into offers.
Price per square foot varies widely — from the low $300s in some areas to $500+ in premium westside neighborhoods. Knowing where your home falls on that spectrum is the starting point.
So Is It a Good Time to Sell?
It depends on your situation — which I know isn't the answer everyone wants, but it's the true one.
If you bought before 2020, you almost certainly have significant equity and a sale still makes strong financial sense. If you're planning to buy again in Bend, the same market conditions that give you less leverage as a seller also give you more leverage as a buyer — so the trade-off can work in your favor.
