How to Sell Your Bend Home and Buy Another One at the Same Time
This is the question I get more than almost any other from local Bend homeowners. You're ready to move up — more space, better neighborhood, next chapter — but the logistics feel overwhelming. What if you sell and can't find anything to buy? What if you buy and your home doesn't sell fast enough? What if you end up stuck in the middle?
Here's the good news: this is very doable. People do it every day in Bend. It just takes the right strategy going in.
Start With Your Equity
Before anything else, you need to know exactly what your current home is worth and how much equity you're sitting on. That number drives everything — your down payment, your budget on the buy side, and your negotiating position.
If you bought before 2020, you almost certainly have significant equity built up. That's your leverage. Knowing that number clearly makes the whole process feel less scary.
The Three Main Approaches
There's no single right answer for every situation, but here are the three most common strategies I use with Bend clients:
Option 1: Sell First, Then Buy This is the lowest-risk approach financially. You sell your home, negotiate a rent-back agreement with the buyer — meaning you stay in your home for 30-60 days after closing while you find your next place — and then buy with cash in hand. Rent-backs are very common in Bend and most buyers will agree to them in today's market.
Option 2: Buy First With a Bridge Loan A bridge loan lets you borrow against your current home's equity to fund the down payment on your new home before your old one sells. This works well when you find the right home and don't want to lose it. It carries more financial risk but gives you flexibility and removes the pressure of having to find a new home fast.
Option 3: Contingency Offer You make an offer on a new home contingent on selling your current one. Sellers are more open to contingency offers in today's market than they were two years ago when everything was moving fast. It's worth trying — especially if you find a home that's been sitting for a while.
What I Tell Every Move-Up Client in Bend
The market right now actually favors this move more than it has in years. Homes are taking longer to sell, which means sellers on the buy side are more willing to negotiate terms — including contingencies and longer closing timelines. That's a window that didn't exist in 2021 and 2022.
The key is having a clear plan before you list. Know your numbers, know your timeline, and know which strategy fits your situation. That's exactly what I help my clients figure out before we do anything else.
