If you've been watching the Bend real estate market and wondering what's actually going on right now — you're not alone. I get this question constantly, so let me give you the honest version.

I'm Kelly Johnson, a Bend Oregon realtor since 2007 and founder of Go Bend Homes. I've sold real estate here through every kind of market — the crash, the recovery, the pandemic frenzy, and everything in between. Here's what I'm seeing on the ground this spring.

Inventory Is Up — and That's Good News for Buyers

One of the biggest shifts from the last few years is that we actually have homes to look at. Inventory has increased meaningfully compared to 2023 and 2024, when buyers were fighting over whatever came on the market. That doesn't mean it's a buyer's free-for-all — well-priced homes in desirable neighborhoods still move — but buyers have more choices and more negotiating room than they've had in a while.

If you've been sitting on the sidelines waiting for things to calm down, this spring is worth paying attention to.

Prices Have Stabilized — Not Crashed

I want to be straight with you: Bend home prices have not crashed. They've stabilized. The median sale price in Bend is holding in a healthy range, and well-presented homes in NW Bend are still commanding strong numbers. What's changed is that overpriced listings are sitting. Buyers are no longer panicking and waiving everything. The market is more rational — and honestly, that's healthier for everyone.

Days on Market Are Longer — Use That to Your Advantage

Homes are taking a little longer to sell than they did at the peak. That means if you're a buyer, you have time to actually think. You can do inspections, ask questions, and negotiate. If you're a seller, it means pricing and presentation matter more than ever. The days of throwing a home on the market and getting 10 offers in a weekend are largely behind us — at least for now.

NW Bend Is Still the Most Sought-After Area

I specialize in NW Bend — NorthWest Crossing, Discovery West, Awbrey Butte, the Galveston and Newport corridors — and demand here remains strong. Homes in the $800K–$1.5M range in these neighborhoods are still attracting serious buyers, particularly relocation buyers from California and the Pacific Northwest who are coming in with real equity and a clear sense of what they want.

What This Means If You're Thinking of Moving to Bend

If you're relocating from a high-cost market, right now is actually a solid window. You have more inventory to choose from, sellers are more willing to negotiate, and you're not walking into a frenzied bidding war situation. That doesn't mean deals are everywhere — you still need to know what you're doing and move decisively when the right home shows up.
